Service details

What do the proposed solutions include?

This is an overview of service areas. Actual obligations, frequency of work, subcontracted services and prices for each building or property are determined by an individual contract.

01 / Technical maintenance

Monitoring the condition of the building

It is important to identify maintenance needs in building structures, common areas and engineering systems in good time. Under the agreement, the manager's tasks may include arranging inspections, setting priorities, coordinating repairs and engaging appropriate specialists.

  • Organising assessment of the building and shared equipment condition.
  • Coordinating heating, electrical, water-supply and sewage maintenance.
  • Organising preparation and follow-up of technical work plans.
02 / Maintenance services

A clean and orderly environment

Day-to-day property management goes beyond technical systems. Depending on the property, it may include organising cleaning of common areas and grounds, seasonal work, window and facade cleaning, as well as pest and rodent control.

  • Agreeing on the scope and frequency of cleaning.
  • Engaging separate maintenance providers.
  • Quality control within the contracted scope.
03 / Repairs and renewal

Work with clear priorities

Planned repairs and renewal help reduce technical risks and preserve property value. The offer can cover repair plans, cost estimates, schedules, required approvals and the division of responsibilities among project participants.

  • Preliminary assessment of repair needs and costs.
  • Organising comparisons of supplier offers and estimates.
  • Coordinating work in line with owners' decisions.
04 / Financial management

Transparent calculations and reports

Property management requires a clear budget and payment arrangements. Depending on the cooperation model, we can review how the management fee is calculated, reserve-fund planning, expense accounting, invoice administration and reporting.

  • Coordinating annual income and expenditure planning.
  • Organising payments to service providers.
  • Providing information on reserves and funds used.
05 / Joint decisions

Owner participation and documentation

Decisions of apartment owners' communities determine important issues concerning building management. Meetings, surveys, documentation of decisions, communication about completed work and management of building records can be organised.

  • Organisational support for meetings and surveys.
  • Coordination of implementation of decisions.
  • Agreement on communication and record-keeping procedures.
06 / Legal and project support

From documents to development plans

Property management raises questions about contracts, payment obligations, construction plans and financing. Depending on the expertise, task and particular agreement, legal, technical or project-management support may be engaged.

  • Review of contracts and management documents.
  • Assessment of legal measures for overdue payments.
  • Preliminary assessment of renovation and co-financing opportunities.

Financial conditions

How is the management fee calculated?

There is no single rate suitable for every property. An offer must consider building area and technical condition, regular work, required service intensity, the manager's responsibilities and measures approved by the owners.

Regular costs

Regular management and maintenance activities, whose scope, calculation and payment terms are set out in the contract and related documents.

Separate or additional work

Renovation, unexpected repairs, specialist inspections and other work outside the regular service are agreed in accordance with the contract, law and owners' decisions.

This page does not set any service price and does not promise 24-hour emergency cover or specific specialist qualifications without a corresponding agreement and actual service confirmation.

Practical information

Frequently asked questions

Do you offer a fixed monthly fee?

If the scope of regular work can be defined, a monthly fee can be agreed in the contract. The calculation of extra work and external services is agreed separately.

Do you perform repairs yourselves?

Depending on the work, qualified contractors may be engaged. Regulated construction, design supervision or construction supervision functions are performed only by people entitled to provide them.

Can we request support for just one renovation project?

This can be discussed. The appropriate cooperation model depends on the project's stage, scope, division of responsibilities and applicable legal requirements.
